What The Regulations Require
Electrical installations in the UK are assessed against BS 7671, the IET Wiring Regulations (18th Edition), typically recorded on an Electrical Installation Condition Report (EICR) with C1, C2 and C3 observations. For rented properties, the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have installations inspected and tested at least every 5 years, with any C1 or C2 remedial work completed within a set timeframe.
